These Terms & Conditions apply to all direct bookings made via littlepompeji.org or through direct communication with LITTLE POMPEJI Villa. By making a booking, the guest confirms acceptance of these conditions.

1. Reservations

A reservation is only considered confirmed once the required deposit (see Section 2) has been received. Availability shown on the website is not a guarantee of booking until confirmed by us in writing (email or booking confirmation).

2. Payment

• A 70% deposit of the total booking amount is required to confirm the reservation, payable via our secure PesaPal payment link.

• For bookings made more than 30 days before arrival: the deposit is due 30 days prior to the arrival date.

• For bookings made within 30 days of arrival: the deposit is due immediately at the time of booking.

• The remaining 30% is payable on arrival, in cash (USD) or by card.

• If the deposit is not received by the applicable due date, the reservation will be automatically cancelled without further notice.

3. Cancellation Policy

• Free cancellation up to 30 days before arrival.

• Cancellations between 7 and 29 days before arrival: 50% of the total booking amount applies as a cancellation fee.

• Cancellations less than 7 days before arrival: the full booking amount applies.

• No-shows without prior cancellation: no refund will be issued.

• Cancellation requests must be made in writing (email).

4. Age Policy

LITTLE POMPEJI Villa is an adults-only property. The minimum age for guests is 16 years. This applies to all bookings without exception.

5. Check-In / Check-Out

Check-in and check-out times will be confirmed at the time of booking and communicated in your booking confirmation.

6. Guest Conduct

Guests are expected to treat the property, staff, and other guests with respect. LITTLE POMPEJI Villa reserves the right to refuse or end a stay, without refund, in cases of serious misconduct, damage to property, or behavior that disrupts the experience of other guests.

7. Liability

LITTLE POMPEJI Villa is not liable for loss, theft, or damage to personal belongings during a guest's stay, except where caused by proven negligence on the part of the property or its staff. Guests are advised to arrange appropriate travel insurance covering trip cancellation, medical needs, and personal belongings.

8. Changes to Bookings

Requests to change dates or room allocation are subject to availability and must be made in writing. Changes are not guaranteed and may be subject to the cancellation terms above if the original dates cannot be honored.

9. Force Majeure

LITTLE POMPEJI Villa is not liable for failure to fulfil a reservation due to circumstances beyond its reasonable control, including but not limited to natural disasters, government restrictions, or other force majeure events. In such cases, we will work with the guest in good faith to reschedule or provide an appropriate resolution.

10. Governing Law

These Terms & Conditions are governed by the laws applicable in Zanzibar, United Republic of Tanzania.
